  Where is Horse Creek?

Take Exit 141 to Palm Beach Boulevard/SR 80 and follow east to the first light, which is Orange River Boulevard. Make a right on Orange River Boulevard and follow it around to the left for approximately two miles to the Horse Creek Development which will be on the left side of the road.
 
     
     
 

What Builders are Allowed?

  Does Horse Creek have a CDD?

The community will not have a CDD (Community Development District) fee.
 
     
     
  What Amenities Will the Community Offer?

Horse Creek is a 219-acre parcel of land that will have 113 home sites. Approximately 60 acres are oak hammocks and 30 acres are lakes. Throughout some of the oak hammocks will be winding perserve trails for joggers and walkers alike. Along the river's edge will be a covered area for storing kayaks and canoes; a sandy beach area to launch your canoe or kayak; barbeques and picnic tables for fun-filled family outings; a children's playground built to encourage squeals of laughter from our littlest residents; and a putting green built to encourage sighs of success from our aspiring golfers.
 
     
     
 

Will This be a Gated Community?

The community will offer controlled access off of Orange River Boulevard. The entrance will be the only way in or out of Horse Creek.

 
     
     
 

What Type of River Access, if any, is Available?

All the residents of Horse Creek will be able to enjoy the river at the Horse Creek River Park. The Park will feature an area to store your kayaks and canoes and there will be a sandy beach launch area to enter the Orange River. There is a boat dock at the Park for our residents, although we do not have a boat lift. There are several public boat access points within a two-mile radius of Horse Creek. Additionally, Horse Creek residents will be able to use the storage and launching facilities of Sweetwater Landing located on SR 32. The Park will also have picnic tables and barbecues, a full-size playground, and a putting green

 
     
     
  Will There be Any Facilities for Boarding Horses?

There will not be any horse stables in Horse Creek, nor will horses be allowed on the property. There are several horse stables in close proximity to Horse Creek, such as Parliament Farms and Hunters Sound that can provide excellent boarding accommodations for our equine friends.
 
     
     
  Will School Buses Pick Up in This Area?

Yes, the Lee County School District will be picking up students in the Horse Creek development. The exact location of the bus stop is yet to be determined. We will be meeting with the East Zone Transportation Supervisor in the near future to identify the safest and most appropriate pick-up location for the children.
 
     
     
 

Will There be Homeowner’s Association Dues?

The Homeowners’ Association dues will be less than $100, although a final number is still being determined. The dues will pay for the operation of the gate; maintenance of the lakes, preserves, and other common areas; and the riverside recreational area. Once you close on your home site, you are responsible for paying monthly associations dues. We will begin collecting homeowner association dues October 1, 2005.

 
     
     
  What is the Time Compulsion to Build?

There is a two-year compulsion to build. Please keep in mind that, if you purchase a home site and need to re-sell it, the clock will continue to tick for the new purchaser of your site. If you do not begin building on your home site at the end of the two-year period; the developer has the contractual right to purchase it back from you at 90% of the original purchase price, less closing costs.
 
     
     
  Can I Purchase Two Lots and Build One House on the Two Home Sites?

Yes, you can as long as the home crosses over the boundaryline of both home sites.
 
     
     
  Can I Store a Boat or RV on my Home Site?

You can store a boat or RV on your home site as long as either one or both are stored within an enclosed garage on your property. You will be able to build a detached garage but it must be in the same architectural style as the home you have built—i.e., Olde Florida style, Southern Colonial, or French Country style.
 
     
 

Once I select a home site I would like to purchase, what happens next?

Once you have decided on a home site you would like to purchase, you will be asked to sign a Lot Agreement and to put $2,500 down to hold the site. You will be given a set of Homeowner Documents to review and you will have ten days in which to do so. If you are comfortable with the HOA Documents and want to move forward, you will be asked for a second check to bring your deposit to a full 10 percent of the home site purchase price and we will schedule your closing. Typically, we close on home sites within 30-45 days after your right-of-recession period expires. If you decide not to move forward with the purchase during your ten-day right-of-rescission period, you will receive your initial $2,500 deposit back.

When you are ready to move forward with your house plans, you will sit down with your sales person to review floor plans and to discuss upgrades that would be available to you. Ultimately, you will sit down with the builder of your choice to review the floor plan you have selected and to make any final changes to the plan. At that time, you will be asked for a check in the amount of $2,500 to begin the process of drawing your house plans to submit to Lee County for permitting..
